    Searching for new apartment

    Yoooo, I am looking for a new apartment to rent somewhere in Old Town or next to Old Town. At my current place, some idiot drunk moved next to me, and plays dance music all night long even after calling the cops and trying to kick in his door :D

    I am searching on city24.ee, kv.ee, and this site also http://tallinn-apartments.goodsonand...inn-apartments

    Any general tips?

    I am looking for a place probably 65-95 meters squared, decent outside view, and sauna would be nice.

    What's the price range?

    I would recommend to find like up to 10 most decent looking apartments and go see all of them in person... I've always done like that and apartment can be so much different on pictures compared to seeing in person. Also first time I was after seeing first apartment of 10: "We are definitely going to take this one, it's awesome, lets just look up others because we had booked a meeting." and ended up changing my mind like 2 times and went with last one we went to look up :D

      If the owners don't seem cool, rent an other apartment. A year ago rented from a russian couple who were such pain in the ass. Every month they wanted the rent in cash and fully examined the apartment and bitched about the oven being dirty and other ridic stuff like that. It was really annoying. Cool part was that i don't speak russian and they didnt speak any other language but russian.

      EDIT: But anyway i think you would rent an more expensive apartment, so this wouldnt be a problem for you.

        if he make dance partys there and stuff, then wait till its morning and he finishes and his friends all leave and he stays with some girls in his apartment to have sex. then play loud country music or similar (dolly parton, rodney atkins). this is very annoying and he wont be able to have sex with the girl and i would imagine he will understand how bad it is to have loud neighbors. it would be unfortunate if you need to move out because of bad neighbor who moved in later then you :( good luck!

          Cool, yea I plan to look at a number of places this time. Last time I was desperate to get a place real fast because I had nowhere to stay and needed to apply for residency.

          My price range is pretty open, I'd say 450 to 900 a month. I'm trying to "get value" though lol... only trying to pay 900 if it is something really nice. Target price would be 600.

          So far I got 4 on my list that I emailed about looking at:

            Also, pay attention to the heating and utilities bill. I know some apartments in the old town with electrical heating can cost up to €1000-1500 a month on top of the rent. These are obviously larger (150-200 m2) but you get the point.

              Yea, I thought about doing this for sure, even discussed with my other neighbor blasting music when he was sleeping... I literally tried kicking in his door a couple times, I've warned up him upwards of 10x. Called the cops. Even the night I called the cops he kept playing after for 4 hours from 6am to 10am, just at a lower volume!

              You should see some of these ridiculous texts from him: "... I'll lower it another 10% if it's still a problem". "Please give me at least 3 more trials".

              I was experiencing auditory hallucinations after 3 days of him playing continuous from 10pm to 9am. I literally considered checking into a hotel lol.

                Wow! That's crazy, so you can more than rent for electrical at some places? What is normal per square meter, or what would be normal for a 100 meter square place?

                    If at all possible, avoid electricity based heating. That can be a real killer. My firm once used the same agents (RED group) to let some oldtown apartments. These were large premium places with high rent. I remember a case where they forgot to add electricity on top of the rent and we ended up paying more for the electricity than what we collected from the tenant as a rent. So yea, it can be really bad. Especially in cold winter months. The only way to know is to ask for the bills and factor in the weather. So, don't accept a July bill as an example if you move in now.

                    As for what's normal, that varies dramatically depending on a place. I have new gas-heated place and the heating/hot water cost is ca EUR 0.5 per month per m2. That's on the very low end. But you might be paying EUR 10-15 a month per m2 if you get the other extreme.

                      there are some laws about nighttime/sleeptime and loud neighbors. let someone tell to you a bit about them (dont know myself, but certain hours must be quiet etc). and then call the cops once he parties again. and if he promises to keep quieter, but is still loud, call cops AGAIN, i.e. only communicate through cops (after cops left 1st time and its still loud, dont go tell him anything, just call 112 again and let the bastard explain them why he still hasnt stopped his crazy dancy party - lets see him telling to cops that he'll "lower another 10%" and asking for "3 more trials"). also you can try doing this regularly (every time, so fucker has no wish whatsoever to have dance parties in his apartment). if you have another neighbor also complaining, then its imo 100% clear that mr. danceman should relocate and not you two.

                        The problem is my apartment unit has unusually thin walls. So whenever he plays anything I hear it. Actually tonight I thought I was hearing his shit and went over to knock/rage, and it turns out it wasn't him... FML, some new unidentified source, or at least he said he had not had any music on for the past hour. Also, any time the people above me walk I can hear their footsteps.

                        When I first moved in the building was pretty much empty and I never got noise. Now it's like all hours of the day, I hear some bass from somewhere. Lastly, I don't think the cops are too sympathetic to noise complaints from someone living above Nimeta Bar :D

                        Time for me to move on and find a new place.

                              From my experience you can hear throught the walls better in winter than in summer. Dont know the exact reason. Maybe because windows are closed or its releated colder air or something like that.
